New 16-unit Affordable Homes for Homeless Households Planned

Oakwood Park will soon be the latest development of permanent, quality affordable apartment homes for homeless households in temporary housing, shelters, or other insecure housing situations.

In late December, North Carolina Housing Finance Agency awarded Greensboro’s Affordable Housing Management (AHM) Inc. $2.6 million in state HOME-ARP funds to develop this project. The award is one of 12 made from $43 million earmarked for special housing needs across NC. The agency awarded the funding through its Supportive Housing American Rescue Plan (SHARP) program.

Construction on Oakwood Park will begin early this summer, with project completion expected in 12 months.

Oakwood Park will be a two-story building off W. Vandalia Road, consisting of one, two and three bedroom apartment homes. Rent for all units is aimed at households at or below 30 percent and 50 percent of area median income. The land is one of three parcels at this location that AHM is developing.

AHM is partnering with Greensboro Urban Ministry for applicant referrals and case management. The City of Greensboro initially seeded the project last July by approving about $1.7 million in HOME-ARP funds to AHM for the development.

“The 16 new apartment homes are another step in the City’s ongoing efforts to partner in the provision of permanent supportive housing for homeless households and increase the affordable rental housing stock,” said Cynthia Blue, assistant director for housing and strategy, with the City’s Housing and Neighborhood Development Department.

“The new apartment homes will be very attractive, have ample square footage and be Energy Star certified providing better energy efficiency and performance resulting in lower utility and maintenance costs,” said David Levy, AHM assistant secretary. “The reduced electric cost and below market rents will provide extremely affordable homes near shopping, restaurants, services, major roads, and employment centers. Hester Park, a large City Park offering many recreational amenities, is also located across the street.”
